Happy new year and I hope you all had a lovely Christmas and a fantastic new year and 2020 has started in a great way. Unfortunately for landlords in Portsmouth, it isn't fabulous news unfortunately they have actually been given an £85,685 cash boost to pin down rogue landlords. So what the aim of this is is for the local council to be able to pinpoint rogue landlords. So to prevent overcrowding, to bring up the standard for rental properties and to tackle those landlords that aren't abiding by the rental law. So if you are a landlord that currently doesn't do inspections on the property Do you know who's actually living there? Do you know that you've done the right to rent checks because if you don't know who is living there you are leaving yourself open to potentially having an overcrowded property due to subletting that you're not aware of, so then you're going to be classed as a rogue landlord! So if you are ignoring tenants reports of damp, we know that a lot of damp is lifestyle and it's a balance of heating and also ventilation, it's a case of educating some people to how that is done, and every property is different. So a different amount of heat different types of ventilation. It's just what works best for the property, So it's about education. You can't ignore these things because you will get classed as a rogue landlord and the council's will clamp down on you now and they will give you a fine which will just snowball because they get to keep this fine money now. So if you're going to be one of those landlords you are going to be feeding this rogue landlord database that they're going to have and this is just gonna get bigger and bigger and they're gonna have more money to come after those landlords. A lot of landlords do everything by the book, some even use letting agents to make sure it's alright. But those landlords that are left managing their properties themselves do a great job. It's only a very small minority that don't possibly know what they're doing. So if you're not a 100% sure now is the time to get this done. You do not want to leave yourself open to a fine! An £85,000 cash boost for Portsmouth Council is a big vast amount of money and they are going to be putting practices into place to catch people in the quickest way possible to be able to bring in some income to be able to get this to generate and keep going with that income. So don't be one of those rogue landlords! Sorry is not better news for January but hopefully it will get a bit better after this Other local councils that have been given a cash boost as well are also Southampton, Chichester and Arun, so if you're a landlord in any of those areas as well then please do obviously looking into that or if you know people that have got properties in these areas do double check that they know about this and that there are potential risks and potholes, so get them to have a look into this further. But if you've got any questions on rogue landlords, please do get in contact, it's not a problem at all I'm happy to answer any questions that you've got. But until next time take care, and I will speak to you soon. Bye bye
