[Music] to bronte court in hampton we brought this property for one of our investor clients from sydney and they're flying down today to to look at the property for the first time so that's quite exciting [Music] because i've been doing this for a while i had some very clear criteria around the certain parameters around which i buy properties i had a specific yield target and i briefed that into andrew i think it was really great because he also provided a bit of sanity check because i'm not from melbourne i'm not as familiar with the nuances of the different suburbs so therefore he was able to provide that layer on top of it and he was able to visit the properties inspect them and vet them that in itself is very time consuming so much more efficient process to what i would have done perhaps myself i think there's quite a few properties we went through they said no on the books and on the surface it looks fine but there's aspects to it that would probably best to leave it alone it's really valuable obviously delivered a great outcome in this property i think it ticked all the boxes exactly i'm going through the process now of the final stages pre-settlement inspection and helping me pick out certain items maybe that have tension before settlement all those little things that when i think back i didn't really fully appreciate it because i'm just so used to doing it myself that i go oh actually wow this is actually saves a lot of time and a lot of headaches because i think based on his experience doing this a lot more than even i would the fact that we've been able to secure a tenant within a two-week period of buying the property he's over the moon so the tenants move in literally ten days after settlement takes place so it's a very seamless process that we've been able to put forward for jeremy and i'm pretty sure he's looking to buy another property soon so very excited about that [Music] wow
