I'm here at the Harvey  Cedars Shellfish, which is one of the   landmark restaurants of this town. In this video,  we're going to bring you around town and show you   some of the properties that make up Harvey Cedars. Harvey Cedars is a town on the North End of Long   Introduction to Harvet Cedars Beach Island, located 3 miles from the Causeway  Bridge. It spans 41 streets and covers 1.2 square   miles. It's bordered by North Beach on its  south and Loveladies on its north. There are   approximately 12,200 homes in Harvey Cedars; on  average, 25 to 30 of these homes sell per year.  Harvey Cedars is best known for its peaceful  residential streets, serene beaches,   and its quaint downtown, where you will find a  small yet notable collection of establishments   such as the Harvey Cedars Shellfish Company,  Black-Eyed Susan's Tavern and Restaurant,   and Neptune Market. Come along as the  Guarino team shows you around town.  Oceanfront Homes So Vince, why don't you tell our viewers what  to look out for when viewing oceanfront homes   in Harvey Cedars? Yeah, Drew. Harvey Cedars  oceanfronts typically sit on 50 by 100 lots.   Many of them have private walkways to the beach.  This is a particularly unique part of the island   because as we stand on the ocean here, we can  see the ocean clearly to our right, but also we   can see the bay as well, due to the fact this  is one of the most narrow parts of the island.  The Guarino Family Original Shore House So we took a stop to point out the specific house  behind us. Vince, tell our viewers what makes   this house unique to our family. Yes, Drew. This  house behind us is the Guarino family original   shore house, and this is where all my LBI memories  began. My father purchased this house back in 1978   for $70,000, and my mother insisted on painting  the steps powder blue, which still remains today.  Typical Oceanblock We're standing here on 86th  Street in Harvey Cedars. Vince,   tell our viewers what they can expect to  find on the Harvey Cedars ocean block. Yeah,   Drew. These ocean blocks here in Harvey Cedars,  they have a lot of old-school contemporary   homes and also a lot of new construction,  modern reverse-living contemporaries. These   sizes are typically 50 by 100, and what's  nice about this part of the island is the   Ocean Block is very close to the Bay  due to the narrowness of the island.  Lagoonfront Homes We wouldn't be doing our job if we didn't show  the lagoonfront homes that make up Harvey Cedars,   because Harvey Cedars is one of the only towns  on the island that offers these options. We're   standing here on Buckingham Avenue. Vince,  tell our viewers what makes this street and   other lagoonfront streets in Harvey Cedars a  great spot to look for a waterfront property.  Buckingham Avenue is one of the premier streets  in Harvey Cedars and also of all Long Beach Island   due to the fact it has oversized lots, which  allows for larger houses and also has deep-water   lagoons. There are other lagoonfront options  in Harvey Cedars, such as Kinsey's Cove and   Cedar Avenue, but none of those have the lot  sizes and larger houses like Buckingham has.  Bayfront Homes Bayfront homes in Harvey Cedars are a great option  for those looking to have quick boating access to   the Barnegat Light Inlet. There are two things to keep  in mind when looking at Bayfront homes in Harvey   Cedars. One, if the property doesn't have a dock  already in place, ensure that it does come with   a riparian grant or riparian lease in place, which  will allow you to build one far enough out to drop   your boat in even at the lowest of tides. The second thing to be mindful of is to note which street   you're purchasing on, because there are some  streets such as Buckingham that extend quite a bit   from the beach, which will make for a long walk or  potentially even bike to get to the nearest beach.  Pros Here we are at Sunset Park in Harvey Cedars. What  better place to do our town summary than this   beautiful open space, which is the largest park  on the entire island? It offers tennis courts,   basketball courts, a playground for the kids,  and this beautiful field behind me, which plays   host to the free concert series in the summer. Vince, on that note, let's tell our viewers   about some pros about buying a property in  Harvey Cedars. Harvey Cedars is a quiet,   old-school town with a little downtown that's  been unchanged over the years and is home to   some of the most beautiful beaches on all of LBI.  Two great points I'd also note is that due to the   narrowness of the town, many of the houses do have  beautiful ocean and bay views, and there are not a   lot of houses on those streets, so your beaches  are going to be less crowded in Harvey Cedars.  Cons What are some cons to purchasing a home in  Harvey Cedars? Very few cons to purchasing   them here in Harvey Cedars, but for the buyer  that's looking for restaurants and entertainment,   Harvey Cedars is not going to be your town. Also,  for entry-level buyers, there are very few houses   at lower price points due to the fact of the  larger size lots and the narrowness of the island.   Most houses are either close to the bay and ocean.  It doesn't provide many lower price point houses.  So who is the ideal buyer for a Harvey  Cedars home? The ideal buyer is someone who   Who is the Ideal Buyer? appreciates the North End of the island and the  peacefulness and serenity that it provides. Also,   someone who values having a small, quaint downtown  like Harvey Cedars has. Yeah, if you're a buyer   who can go above the entry-level point, is looking  for a more laid-back town, and also appreciates   just having a 10 to 12 minute drive to the  bridge, Harvey Cedars might be the town for you.  Conclusion So there you have it.
