welcome to Kings Ro Park my name is Olie earning and I'm one of the sales representatives down here on site and I'm here down outside Hampton house which is on the northwest corner of our development So today we're going to be heading into our brand new two-bedroom show apartment then we're going to head to the marketing Suite to give you a bit more of an overview of the project and how we're redeveloping the area and then we're going to head to our well-renowned residence facilities so follow me on in and we'll go and take a look [Music] so welcome to our brand new two-bedroom show apartment come on in let's take a look so as we enter we come in straight into one of the entertainment areas this is very typical of our Apartments offering a great entertainment space you can see our beautiful hering bone flooring this is a standard part of our specification triple glaze flood ceiling Windows also come a standard now moving through you'll see we have comfort cooling and underfloor heating on applicable Apartments now this is great for anyone who's conscious of their energy use because what you can do is control each room individually moving out to the balcony now every apartment we offer here on our development does come with some outside space this particular apartment has a beautiful west facing aspect great if you want to sit out in the evening have a glass of wine or perhaps something to eat out here on the balcony it really is a perfect time to showcase the aspect here and actually what the balconies and Terraces here at kingsroad Park have to offer potential purchases on this development we do have just under 6 Acres of open space and here just is a small Showcase of how fantastic that is going to be our open space has been designed by gesp fantastic space double shower cubicle so here we are in the family bathroom now this particular apartment is on our amber color palette so the difference is here you'll see with be in the iron mongery and the shades of the tiles and marble used here by the sink however all of them offer a very high specification and all pay homage in one way or another to our gas holder Roots now follow me on out we're going to go and take a look at some of the storage space now all of our Apartments come with good amounts of storage space this particular is the utility cupboard here you always have a washer dryer which is Bosch and obviously all of your underl heating Comfort Cooling whichever one may be in the apartment so let me just draw your attention to our entrance system now I think we've all been there when we forgot our keys after a night out or a day out um one of the really fantastic features on this particular development is the facial ID recognition now this will give you access into the the focal points of our development this 25 M Pool fantastic for an early morning swim now one of the features of this development really is natural light and about bringing the outside in so you can see this Skylight is a fantastic feature that brings in huge amounts of natural light along with our Atrium which is another focal point of the residence facilities now just behind me here you have the steam room the sauna showers in the middle now I don't know about you but I can't think of a better way to start the day and waking up 6:00 a.m. in the morning come straight down here for a swim jump in the SAA steam room as you can see we've installed artificial living walls on either end of the pool now again this really just continues the theme of Kings Ro Park which is bringing the outside in and finally after a long workout or PT session in the gym what could be a better way to relax and unwind than jumping in our hydrotherapy pool before going back up to your apartment and getting a good night's sleep as you come out of the pool you'll be greeted by our Tre men rooms on the right hand side there will be an additional cost for Mass services however this is something that's offered in house now we come into our gym we have two fantastic Fitness Studios as to the left hand side of me here there is a weekly timetable now these include classes that are all free of charge included within our service charge so a fantastic option for members and residents walking around the gym you can see we've got lots of brand new cardio machines and Equipment another Fitness Studio just to my right hand side here as well again these will all be for classes high-intensity workouts spin classes those sort of thing now moving on around as I mentioned it's all brand new state-of-the-art cardio equipment and in this corner it's more heavily focused on the weights area so really in total you have pretty much a bit of everything this is our residence Lounge self-service bar which will serve alcoholic and non-alcoholic drinks on a self-service basis there will also be a working kitchen just to the back so if you wanted to heat food up or something like that that's all applicable now let's take a look at our residence Lounge it's a fantastic space along with the atrium just to my right hand side here which will be an outdoor seating area once it's fully opened up later this year and if you fancy yourself as the next Tiger Woods then you can come down to our entertainment area and have a go at the virtual golf this is the smaller of the two Cinema rooms ideal if you've got friends or family over can be booked via our concierge desk for an evening in with popcorn and this one is the largest of the two Cinema rooms so if you wanted to watch your favorite series maybe a sports game or perhaps even just stream a film this is the ideal place to do it so this is one of my favorite parts of our residence facilities whyat out when you can have this private dining room all included within your service charge you can cook for friends family even celebrate a birthday now something for the kids and the big kids in all of us you've got arcade games snooker and darts over in the corner a great days to relax and unwind after a long day and so if you like reading why not make yourself a beverage at our self-service bar and enjoy a good book in the residence [Music] Lounge Kings Ro Park is just over, 18800 homes and 100,000 ft of commercial spaces sitting over 15.8 Acres we've now sold over 99% of phase 1 which included 345 apartments with 198 of these sold prior to having a show flat we're located just 60 M off the Kings Road did you know that the Kings Road got its name as it used to belong to the lake King Charles II it was used as his
