hi Property Owners I'm Kyle Thompson and I'm going to talk about proposition 33 that will be on the ballot this November and how it might affect you so what is prop 33 or what is also known as Justice for renters act a Yes on Prop 33 eliminates an existing law called the Costa Hawkins act this means if it passes cities and counties can control rents for any housing more importantly they can also limit how much a land landlord may increase rents when a new renter Moves In The Proposition itself does not make any changes to existing local rent control laws generally cities and counties would now have the ability to control rent pricing going forward now I know this is confusing because in California we already have ab-1482 known as California rent control that limits rent increases in apartments to 5% plus CPI so a Yes on Prop 33 means that in addition to this cities will have the option to create their own limits on rent and have the power to restrict rent prices when that new renter moves in and those things can apply to not just Apartments but single family homes and condos as well so how does this affect you if prop 33 passes the city where your rental is located may decide to enact their own version of rent control or may not do you I do understand why renters want rent control rents have seen large increases in the last 3 to four years housing costs are most people's biggest expense and a basic necessity of life but it does feel like property owners are being targeted to foot the bill most property owners own only one to three rentals and it doesn't seem right that the government would cap pricing on small landlords but then not help by capping the prices that go into all the expenses of owning the rental I do believe that there is a general misunderstanding of the root of high rental prices which is the lack of housing Supply more housing will create lower prices there's also a lot of research on rent control that brings unexpected and unwanted results but that's for another day I hope you will vote whatever you feel but I'll be voting no on Prop 33 thanks everyone I'm Kyle at trud door Property Management making you more money with less drama
