2926 Robert pkwy (part 2 ) post fire damage walk through from a lithium battery fire .

so here we are at the Robert Parkway property um I don't think I updated the channel at all I did an initial walk through and the plans that we were going to do in here and 10 days after we closed on it the thing burned down so it burned down about a week or so before Christmas and I remembered I never got any updated footage or anything in here so so yeah I wanted to get this because I wanted to document the fact that this happened it's gotten actually significantly worse obviously because it happened in wintertime it's gotten tons and tons and tons of rain on it and heat Cycles all the floors buckled in certain rooms and whatnot but the fire started because of a battery a DeWalt battery um it was like left on the charger and um it melted and combusted and caught the whole house on fire so the whole roof's gone you know total loss obviously here sucks cuz I painted the place sanded down the hardwood floors redid All that I had the bathroom pretty much gutted ready to rock for a remodel but yeah I mean fire was bad so I haven't been here in a while I hired a architect back it is now what early September of 24 here and I hired a architect back and see you see the hardwood floors back in uh what was it I think April I gave him a check and he told me one to three weeks for phase one for a new house plan and then a total of nine weeks for securing all permitting and everything getting this thing moving so we should have been starting demo and getting this thing moving you know about May of 24 and obviously we're nowhere near that a lot of cobwebs in here so um this is where we're at the guy got me nothing for plans and I just realized though man oh maybe that stove is usable the fridge definitely ain't this was in the the blunt of the uh blunt of the the house fire here but even the main fire was right here and this dishwasher is literally fine I don't know that's funny I mean see what's usable it's weird how Fire Works just travels up but yeah I mean the main fire was right here yeah so I had to fire the architect pay him what I owed him for what he got me up to this point and then uh um I hired a new guy so the new guy will uh I know what the hell that is a light the new guy will start here soon but realistically we're so late into the year um I'm thinking we're probably not going to have anything submitted to the city to build before you know it'll be too cold we won't be able to build we'll probably have to wait till spring that's what I think at least I know there's a lot of mold down here we got to mask up the moisture that's in the basement is incredible holy hell this whole walls bowing I don't know if that's because of moisture coming in from up top I'd love to pull this down and look it gets worse and worse every time I come in here it's crazy it's all mold now wow duct work all this paneling is popping so I also got a better look at this so when I bought the house I saw a horizontal crack about two courses down on the Block here and you know I used it as a negotiation tool I mean look at this mold holy hell wow um I use it as a negotiation tool to get the price real low so I got this thing really cheap supposed to be a rental property um I was going to live in it for a couple years but now and then this too and this all separated look at the floor everything's rotted you probably could have saved some of these joists and stuff like that when uh it initially happened we're going to have to redo the top course two courses of block here and I actually want to go up another course so that we have 8ft ceilings in here um in the basement in the future I just can't believe the amount of mold in here I mean I get it it can't air rate you know but wow bet you the water still works guess they turned it off it's probably just off at the the valve yep so you guys saw a before video of this place before it was a moldy mess house fire and the crazy thing is the exterior is actually in pretty good shape ah that was bad um all the bricks pretty intact the front walls kind of separated and stuff because the house fire caused it to swell really bad so it messed the veneer up and stuff like that most of the stuff is from the previous owner he left stuff here but uh the plan is to reuse as much of the you can see here cracking here and it bowed really bad I can't even tell on camera but yeah you know the whole roof's gone they boarded everything up at rehab company come here and fix everything but all this concrete here is from like 2020 I want to incorporate and keep it all so the garage floor here we're going to rip all that out we'll repour that so that it matches the texture of like driveway like this right and the new house we're going to double the depth the house the the new house will go I think actually past yeah it'll go almost right to the backyard it's going to go pretty deep and then the new garage at least in the plan right now will start on this concrete so that way we're still using all this concrete that's already here so you have a nice huge driveway that garage will be gone and we'll this will all be driveway so the house will turn instead of going really wide with the garage the garage will be recessed back here and the house will be deep so it'll be like kitchen living room in the back kind of here bedroom bedroom on the far side master in the front corner and bathrooms and laundry kind of like right over here so yeah I wanted to get a good video of before the demo so we got um a lot of video footage of everything in the process there was a pool here I gave it to a buddy he ripped it down such a shame I love brick ranches I literally wanted to go in this neighborhood specifically for two things I love brick ranches it's a modest enough home for utility bills to be good and uh you know the driveway room for all my vehicles for the company and stuff like that but honestly there really is a good amount of salvageable materials like the garage door here we're going to keep I'm hoping I can actually keep this building that's got a concrete floor we' like to keep that so but want to get a good video of this so you can see so we have
